Residential Commission Schedule: 

Our office charges a 4.5% fee for the listing of your home:

We offer a 10% rebate (of the listing commission of the sale) to the seller if sold in 30 days or less

For example – a home is listed for $200,000

Commission is at 4.5% = $9,000

If a co-operating agency brings a buyer, they would receive $4500 and Skyview would receive $4500

If the property goes on Deposit in 30 days or less:

Skyview will rebate the seller at closing an additional 10% of the listing portion in the amount of $450

Our office charges a 5% fee for the listing of this type of property:

We offer a 10% rebate (of the listing commission of the sale) to the seller if sold in 30 days or less

Same rebate discounts apply as for Residential properties.

While your property is listed:

• Ads will be placed in local and regional papers as appropriate
• Property will be featured on our website, as well as on Realtor.com and other real estate websites as appropriate
• Your property will be listed on the Multiple listing Service and a lockbox will be placed to allow other agents the ability to show your home.  Our office will split the commission with a co-operating office who may bring in a buyer through a buyer broker agreement.
• We belong to the Greater Hartford Board the CT statewide mls, and the Consolidated board for Fairfield County.
• A sign will be placed on your property to attract buyers to your neighborhood
• We will do our best to get buyers to see the value in your home or business and will help negotiate all details of the sale for you, to make this as stress free a transaction as possible.

  We offer Buyer Broker Services:

• Get free email alerts as soon as a new property comes on the market –don’t wait for the magazines to come out
• Let us run comparable sales before you make an offer- know what similar homes are going for.  Have someone in your corner looking to find you your dream home or vacation home.
• We will also:
  • Direct you to lenders who can pre-qualify you for a home- to help you look with confidence
  • Home inspectors we have worked with who offer quality services
  • Get disclosures of all known material defects in a property – and any information about a psychologically impacted property if you would like to know – i.e. Ghosts, deaths, etc.
  • Help you relocate to a new area and put you in contact with agents throughout the country.
